Established in 2024, Luxury On the Bay is a boutique property management company with a carefully selected portfolio of luxury short-term rentals in Byron Bay.

With over 25 years of combined experience in the real estate and short-term rental industry, we offer a holistic, hands-on approach to property management, from styling and concierge services to marketing, guest communication, cleaning, and maintenance.

We are a fully licensed real estate agency providing our owners with complete transparency and peace of mind.

We are commited to keeping the portfolio elite and boutique. We are limiting the number of properties that we represent to just 10–15 high-end beachfront and centrally located properties. We aim to blur the line between private stay and resort-style experience through personalised guest services, luxury trappings and curated concierge offerings. This elevated approach enhances the guest experience which ultimately drives higher occupancy and increased yields for our owners.

Tenille Skinner

Director – Guest Experience, Property Management & Licensee In Charge



With over 10 years experience in the industry, Tenille is a class 1 Real Estate Agent and is Luxury On the Bays’ Licensee In Charge. Tenille is a dedicated property professional with a genuine belief that boutique premium properties and outstanding guest experiences drive increased occupancy and yields over
the longer term. She ensures that she knows all of the detailed nuances of every property that we manage enabling her to address guest queries without delay or the need to disturb owners.

Tenille is a Byron local, with intimate knowledge of people, places and experiences throughout the region. She has established relationships with numerous business operators allowing her to provide curated one of a kind experiences through our concierge service for guests. In her free time she is a passionate surfer, loving nothing more than a perfect wave at the Pass or Wategos and stays surf fit with regular yoga classes followed by a nice oat latte.

    Samantha Thomas

    Director – Property Management & Property Presentation

    Sammy has been involved with interior design and property management for almost 20 years. Originally graduating with a degree in communications, she undertook interior design training with CoCo Republic and has subsequently been involved in the development and management of numerous commercial and residential projects.

    At Luxury On The Bay, Sammy focuses on property presentation, ensuring that all Luxury On The Bay properties provide a consistent premium product. She also assists Tenille with back office, property management and concierge services as required.

    Sammy is a keen tennis player, beach goer and yoga aficionado — Byron is in her DNA.

      Rob Moodie

      Director


      Rob is an accountant with over 30 years experience in public practice. Over that time he has been responsible for the development and management of in excess of 500 commercial and residential projects on behalf of various stakeholders. As a co  founder of Luxury on The Bay with Tenille and Samantha, he is committed to creating an elite boutique brand that creates superior yields for owners through a focus on quality and differentiation. His goal is to build a brand that holiday makers will choose as a preference over alternatives because they know they can expect a consistently outstanding experience.

      Rob is responsible for ensuring back office systems, policies and procedures are optimised. He is also focused on identifying opportunities for individual properties under management to ensure each property achieves maximum yield over the medium to longer term.

      In his down time you will find Rob wandering down Belongil with his two Aussie Shepherds or working in the garage on old landrover defenders.
